Quality Homes At Quoile Crescent In Downpatrick Now On Market

The Crescent housing development in Downpatrick was a victim of the banking and property crisis which had impacted the whole of Northern Ireland. But now with the economic upturn matters are looking brighter for home buyers.

Having lain dormant for four years the scheme has been revived and the first phase is coming to the market with a release date of Monday 25 August.

Supporting this major exclusive development just off Church Street in Downpatrick are local Downpatrick companies Peter Fitzpatrick and Sons Estate Agents and Ulster Property Services (UPS).

Ciaran Fitzpatrick of Peter Fitzpatrick, Estate Agents, explained: “We have had a steady interest in the site even before any marketing had begun. This has resulted in a number of houses having been booked and a growing list of interested buyers.

“With the selling price working out to be below £70 per square foot, it is hard to imagine that a builder could even contemplate building these four bedroom, double ensuite, two living room houses for anywhere near this initial selling price. The first phase release is imminent and expect the asking price to reach closer to today’s level of around £100 per sq. ft. Given the increased activity in the Downpatrick housing market and the shortage in supply of new four bedroom houses we expect the Crescent to be snapped up within a short space of time.”

John Thompson of joint agents UPS added: “Our brochure accurately describes The Crescent as ‘eye catching, elegant and eminently affordable.‘ The range of excellent house types will also ensure these houses will appeal to the first time buyer, particularly through the co-ownership scheme with no deposit required.

“Each home comes with new Building Control Certificates and a 10-year CRL Guarantee. The central location of the development also enhances its appeal.”

Home prices start at £109,950 and there is a choice of four models – the Saul(1532 sqr feet) , the Killard (1660 sqr feet), and Inch A and B (1532 sqr feet). The homes may be three or four bedrooms and are ideal for commuters or young families. These high spec homes are central to many services and have superb internal and external features.

South Dowm MP Margaret Ritchie (SDLP) has welcomed the progress with the remaining properties at Quoile Crescent, Downpatrick being placed on the market for sale.

Ms Ritchie said: “I am delighted positive steps are being taken to address the housing shortfall in Downpatrick as the release of these properties will allow many, including first time buyers, the opportunity to settle in the town. It is also beneficial for existing residents of the area as the development has been significantly improved, presenting a pleasant visual appearance.

“This breakthrough has come after years of uncertainty and it is represents an economic progress for Downpatrick. I hope that prospective buyers will be able to settle here and enjoy their new homes for many years ahead.”

Hamilton Encouraged By Further Evidence Of Recovery In Property Market

Finance Minister Simon Hamilton MLA has today welcomed evidence of the continued recovery of the Northern Ireland housing market.

The Northern Ireland Residential Property Price Index (NI RPPI), produced by the Department of Finance and Personnel’s Land & Property Services (LPS) in conjunction with the Northern Ireland Statistics & Research Agency (NISRA), is published on a quarterly basis.

The statistical information examines every sale in Northern Ireland from HMRC and LPS data. It is therefore a valuable source of information for anyone interested in the local housing market.

Commenting on the report, Simon Hamilton said: “I welcome the latest quarterly Residential Property Price Index Report, which provides a comprehensive overview of our local property market.”

The Minister continued: “I am encouraged to see that the Northern Ireland housing market is increasingly active, with more than 4,800 residential properties sold this quarter. This represents a 25% increase on the number sold in the same quarter of 2013 and provides evidence of buyers’ growing confidence in the market.

“Residential property prices have increased by 4% from the previous quarter. This steady upward trend is a further indication that the property market here is stabilising. Notably, the report shows that the increase applies in both urban and rural areas. This positive change tells us that the market right across Northern Ireland is continuing to show signs of recovery.”

The Minister concluded: “Today’s report shows further encouraging signs that the housing market in NI is a much more normalised picture. This is particularly good news for first time purchasers and those who are seeking to move up and secure value for money in a much more stable market.”
